The promoters will pay to the Government a sum of $50,000 as a premium for the whole plot of land indicated on the plan but the Government will pay for the resumption of any land within that, area which does not belong to the Government or the promoters. The promoters will bear the cost of constructing all Mullahs and of forming all roads and will hand over the same, when completed, to the Government as Government property.

The promoters will not claim any marine rights to the reclaimed land but the Government will undertake not to allow any noisome or obnoxious trade to be carried on at any part of a future reclama- -tion or extension in front of the present proposed site.

The Government will grmt to the promoters a pier right to erect 3 wharfe, with a frontage of 100 feet wide each, at the points where indicated on the plan to be granted for a term of years ce- -extensive with the term of years to be granted on the building

land.

The promoters will pay to the Government Crom Rent for the build- -ing lots at the rate of $200 per acre, such Crown Rent to be pay- -able as soon as each lot is taken up by and a Crom Lease granted to the promoters; provided that the promoters shall take up all Crow Leases of the lots within 6 years from date of sanction of the Scheme by the Government. The period required for completing the work is estimated at about 3 years.

The promoters will, within10 years from date of the sanction of the Scheme by the Government, put upon the reclaimed area building up to the value of at least $100,000.

The Crown Leases to be granted on the building lots should be for

such a term of 75 years renewable for a further term of 75 or for other period and subject to such conditions as is usually granted by the Government on lands of the surrounding locality.
